Electrical Installation Condition Reports (EICRs)

What Is an EICR — And What Should You Expect?

If you’ve just been told you need an EICR, you’re probably thinking: “Alright… but what actually is that?”

In simple terms, an Electrical Installation Condition Report is a full health check of your wiring, sockets, lighting, and consumer unit.

It tells you what’s safe, what isn’t, and what needs sorting before it becomes a problem.

Every EICR we carry out follows the standards set out in BS 7671 (the Wiring Regulations), along with the latest guidance from the IET and NICEIC, so you get a proper inspection you can rely on — not a box-ticking exercise.

As for disruption, we keep it to a minimum. We’ll need access to sockets, switches, your consumer unit and key rooms, and we may turn circuits off for short periods while we test them.

For commercial premises, things work a little differently.

Before we start, we normally carry out a site survey to understand your business, how you use your building, and when you’re busiest. That way, we can plan the inspection around your work, minimise disruption, and give you an accurate quote based on the size and complexity of your electrical system.

Clear, simple, and done properly — that’s how we handle every EICR.

What Do You Get After the Inspection?

Once the EICR is complete, you’ll get a clear, easy-to-understand report that explains the condition of your electrical installation. No jargon, no guessing — just straight answers.

Your report will tell you:

  • What’s safe and compliant

  • What needs attention soon (C2 observations)

  • Anything unsafe that requires immediate action (C1)

  • Any recommendations to improve safety or efficiency

We’ll walk you through the results in plain English, so you know exactly what everything means.

And if any remedial work is needed, we can quote for it clearly — no surprises.

How Long Does an EICR Take?

It depends on the size and complexity of the property.

As a rough guide:

  • Typical homes: 3–4 hours

  • Rental properties: usually similar, depending on layout

  • Commercial premises: can take half a day to several days, depending on the size and age of the property.

Commercial properties vary a lot, which is why we normally carry out a site survey first — it allows us to understand your setup, plan around your business hours, and give you an accurate timescale.

Wherever possible, we keep disruption to a minimum and work around you.

FAQ

Common Questions About EICRs

Straight, honest answers to the things homeowners really want to know.

If you’ve been told you need one, there’s normally a good reason.

An EICR checks the condition and safety of your fixed electrical installation and highlights any risks.

  • Homeowners: recommended every 10 years or if something seems “off.”

  • Landlords: legally required every 5 years.

  • Businesses: expected under the Electricity at Work Regulations 1989 — and almost always required by insurers.

All our EICRs are carried out in line with BS 7671 (the Wiring Regulations), plus the latest guidance from the IET and NICEIC.

For businesses, we also work to the principles of the Electricity at Work Regulations, which place a legal duty on employers to keep electrical systems safe.

We inspect and test the entire fixed electrical installation, including:

  • Wiring and circuits

  • Consumer unit or distribution board

  • Earthing and bonding

  • Sockets, switches, and lighting

  • RCDs, breakers, and other safety devices

Portable appliances aren’t included (that’s PAT testing), but we can handle that too.

It varies depending on the size and complexity of the property. Homes and rentals are usually straightforward.

Commercial premises vary hugely — which is why we typically carry out a survey first, so you get an accurate quote based on layout, usage, and safety requirements.

Only in short bursts.

Each circuit needs to be isolated briefly during testing, but most of the property stays powered for most of the inspection.

We’ll always tell you what’s happening before we switch anything off.

For homeowners, someone just needs to let us in — you don’t need to hover.

For landlords, tenants often remain in place.

For businesses, we’ll work around staff and operations safely.

It simply means there are items that don’t meet BS 7671’s safety requirements. These observations get coded as:

  • C1: Danger present — needs immediate attention

  • C2: Potentially dangerous — fix soon

  • FI: Further investigation needed

We’ll explain everything clearly and provide a straightforward plan and quote for remedial work.

Yes.

We can handle everything from replacing faulty accessories to upgrading distribution boards.

Once it’s fixed, we update your certification so you’re fully compliant.

  • Homeowners: every 10 years

  • Landlords: every 5 years (legally)

  • Businesses: often every 5 years, but sometimes more frequently depending on risk, environment, or insurer requirements under the Electricity at Work Regulations.

Just call us or send us your details.

For commercial sites, we’ll arrange a survey first. For homes and rentals, we can usually get you booked in straight away.
